About the project

The CubeHouse is the first hybrid timber office building in Amsterdam’s Zuidas district. It has a surface area of approximately 16,600 m² and will be built on the last undeveloped plot within the Mahler4 area. The building is expected to be completed by the end of 2025.

Designed by the renowned New York architecture firm SO-IL, the building will rise at the corner of Claude Debussylaan and Parnassusweg (address: Claude Debussylaan 142, Amsterdam). The CubeHouse will become the new headquarters of BNP Paribas, a European bank, and Arcadis, a design and engineering consultancy. The project is being developed by G&S&, constructed by Visser & Smit Bouw, and acquired by a.s.r. real estate for the ASR Dutch Mobility Office Fund.

The main load-bearing structure of The CubeHouse is made up of 75 percent CLT (Cross-Laminated Timber). The use of approximately 3,500 m³ of wood results in the net storage of 2,662 tons of CO₂e. Solar panels integrated into the roof and façade generate over 138,000 kWh annually, covering 80 percent of the building’s expected energy consumption. The building will be connected to the area’s existing thermal energy storage system (WKO) for heating and cooling. Rainwater will be collected on the roof and slowly drained to a storage unit (about 175 m³). This stored water will be used for toilet flushing and irrigating the green rooftop garden.

The CubeHouse is BREEAM Excellent and WELL Gold certified, emphasizing the health and well-being of its users. The building will feature so-called “Breathe spaces”, which are building-integrated outdoor areas where users can work, relax, and meet. The CubeHouse is car-free, and its spacious covered bicycle parking supports sustainable commuting. The adjacent Zuidasdok development, which is also underway, will offer excellent public transport connections.
