About the Project

MaMa Poppies is a sustainable residential complex located in the North district of Amsterdam, consisting of 103 mid-rent apartments, 4 commercial units, and 53 underground parking spaces. Developed with a strong focus on community, sustainability, and well-being, the building is largely constructed from modular cross-laminated timber (CLT) 3D units. With an energy performance (BENG 2) of under 5.51 kWh/sqm/year, the project meets some of the highest energy efficiency standards in the Netherlands.

The complex offers 8,142 sqm of gross floor area, of which 6,438 sqm is dedicated to housing and commercial functions. It includes generous shared spaces—such as a rooftop terrace, communal gardens, co-working areas, shared kitchen and living spaces—that promote interaction and connection among residents.

Close to 19,000 sqm of sustainably sourced European timber was used in construction, significantly reducing the building’s embodied carbon footprint. Modular prefabrication allowed for minimized on-site waste and faster assembly. In addition to carbon stored in the timber, the building incorporates abundant greenery—both in gardens and climbing plants along the galleries—which contributes to additional carbon absorption and biodiversity.

By combining low-impact materials, circular construction principles, and a strong social concept, MaMa Poppies offers a replicable model for inclusive and climate-positive urban living.

The Carbon Removal Units (CRUs) associated with MaMa Poppies are submitted by the building’s owners association (VvE), ensuring that any financial benefit from carbon storage directly supports the long-term maintenance and community infrastructure of the complex. This reflects MaMa Pioneers’ commitment to transparent and purpose-driven development, where environmental integrity and shared value creation go hand in hand.
